How long does it take to sell a home in the JBSA area?

Can my spouse handle the sale with a power of attorney while I'm deployed?
Yes — a properly drafted military POA covers real estate transactions in Texas. I'll coordinate with your JAG office and our title company to make sure the paperwork is airtight before listing.
What happens to my VA loan entitlement when I sell?
When the sale closes and the VA loan is paid off in full, your entitlement is fully restored — you can use it again at your next duty station. I'll walk you through the Restoration of Entitlement process at our first meeting.
Do I owe capital gains tax if I'm selling because of PCS orders?
The IRS allows a partial exclusion for service members who sell due to a PCS of 50+ miles, even if you haven't lived in the home for the full 2 years. We'll loop in a military-friendly CPA early so nothing gets missed.
I'm not local — can we do everything remotely?
Yes. I handle remote listings every PCS season. Virtual walk-throughs, electronic signatures, mobile notaries, and shipping closing docs to any overseas APO/FPO address.
